How to Plan Your Roof Replacement Project
Planning a roof replacement starts with understanding your roof condition, material options, ventilation needs, and long-term home protection goals. A properly planned roofing project helps homeowners avoid future damage, improve energy efficiency, and protect their investment.
1. Understanding Your Roof Condition
Start by evaluating the age, condition, and performance of your current roof system. Missing shingles, water stains, sagging areas, and storm damage are all signs that your roof may need professional attention.
Budgeting for Your Roof Replacement
Setting a realistic roofing budget helps homeowners prepare for material costs, labor, ventilation upgrades, and potential structural repairs while avoiding unnecessary financial stress.
3. Choosing the Right Roofing Contractor
Working with an experienced roofing company helps ensure proper installation, code compliance, weather protection, and long-term roof system performance.
4. Planning Your Roofing Proposal
A detailed roofing proposal should clearly outline the scope of work, roofing materials, installation process, warranties, and project timeline before construction begins.
5. Roofing Material & Ventilation Selection
Choosing durable roofing materials and proper ventilation systems helps improve weather resistance, moisture control, attic airflow, and long-term roof lifespan.
6. Professional Roof Installation Process
Professional roof replacement includes tear-off, structural inspection, decking repairs, underlayment installation, ventilation setup, shingle installation, flashing work, and final cleanup inspections to ensure long-term durability.
How to Budget for Your ROOF REPLACEMENT
Understanding how roof replacement costs are structured helps homeowners prioritize long-term protection, avoid unexpected expenses, and choose durable roofing solutions designed for Maryland weather conditions.

How to Choose the Right Roofing Contractor
Choosing the right roofing contractor is critical for protecting your home, avoiding future repair issues, and ensuring your roof system is installed properly. Homeowners should focus on experience, licensing, communication, warranties, and proven craftsmanship before starting a roofing project with a trusted company like Legacy Design and Remodeling.
Research Local Roofing Companies
Start by researching licensed roofing contractors with strong local reputations, verified customer reviews, and completed roofing projects similar to your home’s needs and roofing style.
Verify Licensing, Insurance, and Experience
Professional roofing contractors should be properly licensed and insured to protect homeowners throughout the installation process. Legacy Design and Remodeling follows professional roofing standards and understands local building codes, ventilation requirements, flashing systems, and weatherproofing techniques.
Review Previous Roofing Projects
Reviewing completed roofing projects helps homeowners evaluate installation quality, roofing materials, craftsmanship, ventilation work, and overall project standards before moving forward.
Avoid Low-Quality or Unlicensed Contractors
Choosing low-cost or unlicensed roofing contractors can often lead to leaks, improper installation, ventilation problems, warranty issues, and expensive long-term repairs. Legacy Design and Remodeling focuses on quality craftsmanship and organized project planning to help homeowners avoid costly mistakes.
Understand the Roofing Process Before Starting
Homeowners should fully understand the installation timeline, material selections, warranty coverage, ventilation upgrades, cleanup expectations, and payment structure before beginning a roofing project.
Work With a Roofing Company Focused on Long-Term Protection
The best roofing companies focus on more than just replacing shingles — they help homeowners improve weather protection, energy efficiency, ventilation, durability, and long-term home value through professionally installed roofing systems built to last.

I knew that I needed a bathroom renovation, getting older and getting my legs over the tub was an issue. I selected Legacy Design & Remodeling. I originally gave them 5 stars until now, the issues that came about was not the work of the laymen but communication case and point this was all new to me and my fault on going by the ratings. The young man that came to my home was young and new,I don't use that as a deal breaker in decisions because the youth have things to offer and they have to start somewhere. However red flags should have been going off but didn't when I had to contact them on several occasions about the project. There is way too many people involved, you have the receptionist, a project manager, a person who works with the workers for language communications with the workers which was the best thing in the entire project. Finally the project started installation great, as with things this major there are hiccups understandable. Now here's where my issue was a $20,000 dollar project I have a small bathroom there were several times I was informed people were sick one time an emergency no call no explanation, I had to contact them. The faucet started to leak contacted the field manager their method is by text, no response told an emergency ok I gave them the benefit of the doubt. Three days passed and I contacted the field manager again who told me that they were working on other jobs and he didn't forget me (Now I'm pissed) I just forked out 20'gs but you got my money now so I'm thinking what do you care! I asked the field manager about painting he said he would get back to me not a word crickets. I once again texted him concerning sending someone on the leaking faucet and painting, he informed me someone will be here at the present still waiting and the office person will be calling me on the painting. The office manager contacted me and informed me that wasn't in the contract and she would get me a quote and all that good stuff as she put it. Breaking point gone I lost it not one of my best moments I said to her I just forked out $20,000 on renovations the communication through this process was horrible as you put it all this good stuff, I chose your company based on reviews and with all that has happened I was considering the company for my second bathroom. The office manager said to me I'm sorry you feel that way basically telling me to kick rocks! Now the upside was the actual workers great job even though they couldn't speak English not a deal breaker. I have a second bathroom that needs renovations but lesson learned on the do's and don't This was an expensive lesson 😅
Very knowledgeable clean up behind themselves go out there way to please their customers a pleasure to work with
Quick timeline from original consultation, adaptive through the process (we added something) and made sure even the smallest thing was correct to our satisfaction.
I do not recommend this company! I inquired about having someone come out to give me a quote To renovate two bathrooms in my townhome. When I advised the call taker that my spouse was deployed and that I was the decision-maker, she explained that they prefer that both homeowners be present. I again let her know that it would not be possible for my husband to be present because he’s currently deployed overseas, and that I have full decision-making abilities and was ready to move forward with the project. All of a sudden their schedule was full and they had to call me back to get me scheduled for an estimate. Definitely not a business that I want to work with.
Legacy did a great job helping us plan our kitchen renovation. They offered us a lot of great options. Once work started, they kept us informed about what was next. Their crew was very knowledgeable and worked really hard. They paid a lot of attention to detail. Our kitchen was small and old, and so had some tight spots, but the crew worked through everything. Legacy did a great job not only making our kitchen beautiful but also highly functional. We had a great experience with Legacy!
Bryan came in and listened to what we wanted. He gave us a fair amount of time and made suggestions based on what we wanted, about things we hadn't even thought of. Wonderful and professional member of the team.
